Title Insurance re-issue credit will be given to the seller at the time of the closing. If the Title Insurance relates to a property that is being sold as improved property, such as a house, condo and the owner has owned that particular property three years or less and has a copy of their owner’s policy, then the seller will be given re-issue credit up to the amount of that prior policy.
If the property being sold is unimproved property, there is no time limit, meaning, the credit will apply based on the value of the current owner’s policy. On re-financing the owner receives re-issue credit based on the amount of his/her current owner’s policy.
As with Title Insurance, owner’s title insurance re-issue credit amount is set by the state based on the amount of the policy. Please call to learn if you are owed a credit and request to known the exact credit you are due, if any.
